Small builders don't have a big operation, and sometimes they will cut corners. Remember, this is a New Construction home, so you are entitled to warranties and cosmetic fixes. Some of these builders will use low-quality materials to cut costs. Make sure you know what building materials they use before buying the home.
Tip #2 If it's "Like" New is NOT New Construction
You might see this beautiful home advertised as "like a new construction home." But if it's not sold by the builder, it is not new construction. Why is this important? While this may be a newer home, the systems are not brand new and may need maintenance. Plus, the builder warranties may not transfer if you buy the home.
Pro TIP: If the warranties are transferrable, make sure it's in writing.
Tip #3 Do a Home inspection
You will probably hear from the builder's sales rep that you don't have to do a home inspection. And although it is true that home inspections are optional.
