What steps should I take to prepare my home for sale?

As soon as we get the paperwork out of the way you will receive a copy of our Seller Prep Guide, not only will it help you prepare for the sale but also guide you through the different stages of the sale.

How do you determine how much my home is worth?

There are 4 main factors that determine the value of your property, the most important, location, condition, size, and features.

Should I price my home higher to leave room for negotiations?

There are several pricing theories. You could price it higher but you could end up negotiating more then you have to. There is a better way. Let's talk!

How long does the listing agreement last?

The time frame you will allow us to exclusively market your Kissimmee home is negotiable and we will suggest a timeframe depending on the market conditions.

What happens if I’m not happy and want to cancel the contract?

Great question, I can assure you, you will be satisfied with my services. The good news is that even if you want to cancel we have a simple cancelation policy.

Do I need to provide permits or anything for my deck, shed, fencing, or additions?

The short answer is yes. We want to be prepared from the get go. So have these items ready for when we meet.

How do I respond to low ball offers?

Always negotiate, even if is going back to say I'll shave $100 off the asking price. Let the other party decide to walk away.

What are seller concessions?

Seller Concessions or seller credits. These are the credits you give to the buyer. Example: buyer offers you 700k for your home but buyer wants 10k in seller credit so you "the seller" will give 10k back to buyer in a from of credit.

How does the inspection phase work?

Simple, you allow the buyer to do an inspection on the home. And once the buyer has the report they can either ask for a repair credit, a repair or walk away.

What are the common closing expenses for home sellers?

You we will receive a breakdown of the closing fees but some of these fees are: Closing fee, Brokerage compensation, recording fees, lien search, estoppel fee if you live in an HOA community, and title insurance.
